What the Work Involves
Send the list and photos before scheduling. We sort it into materials, access, and work that needs another licensed trade. On site we walk the list with you or the property manager, complete the approved items, and note anything that changed once it was opened. The invoice and completion notes follow the same order as the list.
What You Get
- One written scope for multiple small repairs
- Clear separation of licensed-trade work
- Useful for homeowners, landlords, and vacation-rental managers
Signs You Need This
- A guest turnover left several small damages
- A home inspection produced a repair list
- Move-in revealed loose hardware and wall damage
- Maintenance items have piled up because each is too small for a specialist
Send the Whole List
The fastest way to waste a handyman visit is mentioning one job and revealing eight more after the truck arrives. Send everything, even if you are not sure it belongs together. We can sort the list and tell you what fits, what needs a specialist, and what material should be on site.
For a managed property, number the rooms or attach each photo to a room name. That keeps a bedroom patch from getting confused with a similar mark in the hall.
Vacation Rental Turnovers
Turnover work has a hard deadline, and access matters as much as the repair. We need the empty window, gate code, parking instructions, and the contact who can approve a change if hidden damage shows up. A clear list lets us work through the unit without calling about every screw.
We do not promise emergency availability we cannot support. Give us the next guest date and we will tell you what can reasonably be finished before then.
